While the „Performance Projection” and „Budget Guidance” primarily adjust the project at a strategic level and enable its implementation at an appropriate level, the third main area of architectural consulting, the “Sourcing Plan”, carries out specific operational work for clients, investors, and design companies. The essence of this consulting is to evaluate the already completed plans at a specific implementation level and make them more cost-effective. It makes clear calculations, comparisons, and recommendations for the materials and equipment’s procurement channel. The fundamental value of the “Sourcing Plan” consulting is the establishment of appropriate high-level relationships with vendors, ongoing consultations with manufacturers, and constant monitoring of news and trends. This advice is intended to significantly reduce construction costs within a reasonable range, all while maintaining the client’s quality expectations. Although most design and construction firms have the capacity within their own organisations to cover this area, the internal capacities are not comparable to the resources of a consulting firm with demonstrated professional capabilities. It is also clear that a consultant who maintains an ongoing relationship, who is an objective market participant, gathers more objective, clearer information and makes a serious effort to achieve cost savings that can be clearly identified through their work.
