That is, it clearly identifies the factors during construction that result in serious discrepancies between the planned and the physically constructed buildings. This prevents the development of serious conflicts within the client-designer-contractor partnerships. Performance Projection does not just define the faults, but also provides a concrete solution to modify the unfit plans so that they can be executed properly. That is, it adapts the plan to reality, giving the customer a clear answer to the design and construction questions related to the projects. It clearly defines the feasible and unfeasible ideas for the customer, so that a realistic picture of the entire project is formed before the work begins.

Budget guidance

Another area of HEARTURE’S consulting is „Budget Guidance”, which focuses on the project budget. An increasingly serious challenge in the market is that budgets completed at the beginning of architectural projects have become unsustainable to such an extent that it has created a significant crisis of confidence among investors. In the last 10-15 years, a fact that should be treated almost as “natural” by design and construction companies is the attitude that the financial calculations made at the beginning of the project are only a floor for the final costs and can be drastically changed during construction, markedly increasing the original budgets. This is often due to simple unprofessionalism, in many cases to the disregard of economic trend analyses, and in many cases, to an inadequate depth of connection with the construction sector. During COVID-19, this relationship role is all the more critical, as modifications requests or changes make tough demands on overburdened supply chains, and projects face serious delays or overruns without professional planning and strong relationships. This always results in drastically increased costs for investors and project managers. To avoid this crisis of confidence, the „Budget Guidance” performs specific calculations and economic analyses based on the plans developed pursuant to investor ideas, and either determines the budget based on this or corrects the original budget prepared by the planning companies. An important element of this consulting is establishing and continuously developing relationships with the construction companies, which enable the up-to-date acquisition of specific material and labour cost information, and their adaptation to the current economic and social conditions.

Sourcing plan

While the „Performance Projection” and „Budget Guidance” primarily adjust the project at a strategic level and enable its implementation at an appropriate level, the third main area of architectural consulting, the “Sourcing Plan”, carries out specific operational work for clients, investors, and design companies. The essence of this consulting is to evaluate the already completed plans at a specific implementation level and make them more cost-effective. It makes clear calculations, comparisons, and recommendations for the materials and equipment’s procurement channel. The fundamental value of the “Sourcing Plan” consulting is the establishment of appropriate high-level relationships with vendors, ongoing consultations with manufacturers, and constant monitoring of news and trends. This advice is intended to significantly reduce construction costs within a reasonable range, all while maintaining the client’s quality expectations. Although most design and construction firms have the capacity within their own organisations to cover this area, the internal capacities are not comparable to the resources of a consulting firm with demonstrated professional capabilities. It is also clear that a consultant who maintains an ongoing relationship, who is an objective market participant, gathers more objective, clearer information and makes a serious effort to achieve cost savings that can be clearly identified through their work. Although the Sourcing Plan’s main thrust is cost reduction, it is not intended to override a realistic budget.
